My brokerage actually listed this property.  Homepath.com is run through Fannie Mae, it just basically means that it's a bank-owned property, and you would submit offers directly through Homepath.  It often does not get bought by an owner-oc, so more often than not you will have an opportunity to bid on it once it goes on the regular market.  Especially if it needs a lot of work then usually they will go to an investor.  

The area is decent, a lot of people are very interested in the 19th Ward right now.  Just be careful to get a VERY good contractor in to give you an honest and COMPREHENSIVE bid on the job.  Now is a very desirable time for contractors to pick up rehab jobs to keep them busy in the slow winter season, so it's a great time for rehabs.  But make sure you get someone who is extremely good and reliable-very tough to oversee when you're out of town, unless you have someone here locally to keep an eye on the progress.

You can get a decent double for $60k as long as you know EXACTLY where to buy, what to look for and have strong management in place to optimize your investment.

We will be meeting this Wednesday, October 29th at Johnny's Irish Pub (1382 Culver Rd, near Merchants Rd).  There are plenty of great drink specials on Wednesdays! We will be in the area behind the popcorn machine.      There is a parking lot adjacent to the building.

Hi all you Rochester-area investors!  

I am planning an investor's meetup on October 29th, and want to see what interest there is out there.  This is entirely free, just a great opportunity to network with some like-minded local investors and meet some awesome people!  

Depending on the amount of interest, I have two venues that are willing to host, both centrally located in Rochester.  Please send me a message if you would like to attend.  As I see how much interest is generated, I will determine which venue will better fit our group size and make a general announcement.

I do plan on putting together one about once per month, it will most likely always be on a Wednesday night from around 7-9pm.

I've also heard that NYC is a nightmare to evict (maybe some areas are more difficult...?), fortunately it's not the same situation upstate.  It's a fairly straightforward process, at least in Rochester.  

@Ralphy Rosado - Be careful investing in 14621.  This is probably the zip code with the highest concentration of rougher areas in Rochester.  There certainly are pockets of nice neighborhoods within 14621, you just need to know where they are and be selective and use a scrutinizing eye.   Good luck!
