Neat story! I've traveled to many places around the world but not to those few you've mentioned. Problem for me is that most of the places I like are not cheap. It's nice to have a plan. Nicaragua sounds ideal. You can be like a tourist everyday. What a life!

You mentioned you get $450/mo from the single family and will get $1850/mo from the 4plex (after water and garbage are paid) $2300/mo total in investment income. How about property management, vacancy, and other repair expenses? Maybe it doesn't matter if moving to San Juan del Sur, Nicaragua means you can live off only $1400/Mo. Check the 50% rule here.

One idea for keeping tenants longer term is to give them an incentive to do the right thing by rewarding them for doing so. For example, if you comply with the rental agreement and pay all your payments in full and on time, you will be credited one week of free rent or perhaps one month of free rent for three years in good standing.

Ran into some snags in Everett so couldn't make it. Can't wait to hear how great it was. I'm really hoping to make it to the Lynnwood event the end of the month.
