You should check your landlord-tenant law, but if we raise rent at the end of a lease, we need to give a 30-day notice at least before the end of the rental period. It goes both ways. They need to give us at least a 30-day notice before the end of the rental period if they are moving out. If they don't, they are responsible for the next month's rent. 

As always, if you haven't been paid for rent, you should find out their exact plan and post a 3-day notice to pay or quit or whatever is right according to your local landlord-tenant law.

You mentioned "All units are rented and all the tenants have one year leases" but how much time is left on those leases? If one of them is ending within a reasonable amount of time, maybe you could just terminate it the end of that lease. The bank may not require you to move in immediately, but rather that you have the intention to move in. Also, it's possible one of the four tenants would like to move if asked. Those are a few questions worth pursuing.
