@Jessie Niu Spot on, I just don't understand why people are trying to justify his behavior stating 500$ is not worth their time.  At the end of the day you are totally right, I need a new realtor. I spoke to someone and I believe they are willing to go above and beyond for me. I will give it a shot, also I will have a few realtors in my portfolio just in case.

@Ryan Murdock I totally get it. Now the question is, do you guys have a system in place to rule out the knuckleheads ? Because right now it seems to be transactions based not client based.

@Brie Schmidt I gotta say the comments on this post positive and negative taught me a lot. I now know what is expected of me a the "Buyer"  and my agent. I get it, its like someone getting arrested and say to the cop or judge " I didn't do it" I am sure they hear this from guilty people on a daily basis. Thanks to you guys I believe that I am now more equipped to make better decisions in terms of choosing my next agent etc.

@Brie Schmidt LOL :) you just made me laugh. He is clearly crazy lol, I understand where you`re coming from and respect that, I just think that if the agent cared about our relationship at all he could have conveyed the message differently or at least call the listing agent and schedule the showing for me. I would have been okay with that honestly, the message I got from the text was " I`m not gonna help you because there isn't enough money in it for me, you`re on your own". We can all agree that was wrong.

Some people in this thread are missing the point :)

BTW the guy is really crazy lol

@Sean Cole Had the guy conveyed his message in a professional manner I probably would. But why would I after receiving a text like that from him?

@Rich S. You are spot on. I'm gonna say something that have been bothering me since I saw the negative comments coming along.

For all of you that are trying to justify the realtor`s behavior with logic, stating that your time is not worth 500$ because its minimum wage.

Ok let`s consider the same scenario what if it was @Brandon Turner that requested the showing for the same deal. Would you have said no to him? Because I have been following the podcasts on BP and he is making some pretty low offers. What's the logic there? It's the same comission, same property, same distance. I bet some of you would jump at the opportunity to work with him on a low ball offer. What if it was @Joshua Dorkin would you have said no to him too? I bet you wouldn't, why is that ? Let me answer the question for you, it is because you care about the relationship more than you care about the money. It is because you may need him more than he needs you. Because you know in the future he may bring you a massive deal and make you tons of money. Your time is still gonna cost 500$ in that situation. Explain the time logic there.

Some of you would even go to great length to do it for free.

Every investor is looking for a great deal where the numbers works, not a deal to please the agent. Had the agent conveyed the message differently or schedule the showing for me wouldn't be having this conversation. I am totally okay with an agent having their own rules up front, I respect that but don't try to justify a bad behavior with logic.

So its not really about time worth, its about the relationship and what do you expect in return.

I am in no way Brandon or Josh but I based on that "time worth" logic quite a few of you guys would have said NO to them when they weren't wealthy right. I can go on and on but you get the picture I don't even need to say anything else......

@Peter Mckernan You may be able to. I am entertaining the idea of getting a few units in the Newport Beach area next year and use them as AirBnB. A great friend of mine recently moved there and we already talked about him managing my units there once i'm ready. He is renting and I am trying to convince him to own. If that pans out I will put him in touch with you.

@Peter Mckernan Thanks for the input. The contract is set to expire on 8/27 and I think this will be  a great opportunity for me to move on. The whole situation is messy and frustrating.

@Mike Smith @Justin Schaefer I think this thread really helped me a lot. I didnt think it was okay to work with more than one agent and for a minute I thought I was asking him for too much. His reply left me speechless. I am happy to see that the majority of the people in this thread are on my side. There are some negative feedback but I think some of them are missing the real point of this discussion. Thanks again
