Hi All, I've wondered about this but I've never seen it discussed. There must be sites where Europeans, Asians, Australians, South Americans and other overseas buyers look to connect with deals in America. I would like to start interacting with overseas buyers. Can anyone recommend ideas for doing this?

@Sean Dawson, I'm a note investor and I would suggest you get active on the various Facebook groups where note investors gather. I and many others have sold reperforming notes on there to my peers. Join @Dave Putz's "East Coast Distressed Note Investing," @Martin Saenz's "Note Investing Made Easier" and my group with @Chris Seveney "Notes and Bolts." Also check out LoanMLS.com and paperstac.com Both have a lot of performing notes for sale.

Just got yet another email from Rick Dawson about his Tax Sale Sniper software and live auction seminar. Came here to see what people thought and I can't find anything. Has anyone been to an auction with him or used the software? Would love to hear all comments.

Tried it very seriously a few years ago - given all the scamming that goes on in all aspects of life these days, it's massively difficult to get people to believe you're legit and to work with you. I approached many many people and never got anyone to sign up.

Hey @Michael Opdyke, I would say at Pete's very reasonably priced weekend seminar in sunny Tampa, he showed probably 10 ways to create notes and use them to do other real estate deals. He even gives copies of all his simple plain language contracts he uses to do unusual deals that none of us have ever thought of. Your steps sound correct but if I were you and you're buying free and clear or high-equity properties with seller financing, you absolutely should go and learn from him yourself. He will blow your mind. You also live pretty near me - we should get together ;)

Hey @Account Closed it's good that you're learning this stuff but I hope you're also getting a professional collateral review as part of your formal due diligence once you have an accepted bid. I wouldn't trust myself to catch everything.

I'm explaining my model for the benefit of anyone who would like to use it. In my view, BP delivers the most value when it's specific, actionable information and sharing actual experiences, not broad generalizations. And, BP does a very good job of policing its own forums for violations of their rules - you don't need to do it. Now please stop commenting and I will do the same - for real this time.

1. Risk-assessment - deciding what percentage of buyers in what regions are going to default - is not what I meant and I think you know that.
What I WAS saying is that banks don't know which specific borrowers who look good at application time are going to default.
2. I already said we sell on land contracts in states where it's cheap and fast to get a forfeiture. So no foreclosures, no heavy cost and no looong timelines.
3. If there is going to be a dramatic decrease in defaulted paper in the future, I'd say my model is one people will need to learn and adopt if they want to be note investors in the future.
4. I think we should stop now, as I don't see that there's any new value being created in this discussion for the new people. And we hijacked Annabelle's thread. Sorry @Account Closed
