I have a Grove Park Duplex under contract that is 4 Bed 3 Baths on both sides. This Duplex can rent for 1100 (min) a month on both side... This is located near the upcoming Atlanta Beltline project and the new Reservoir Park.
Would you do this project or would you walk away?

30316 is a Hot Area. Question? Do you believe that a house that will be 100 sqft feet bigger than the largest comp and also include a two car garage is capable of selling at or above the highest comparable?
I do would love to here your feed back on this if you are buying and flipping in the Atlanta Market.
Happy Discussion...

I picked up a house on Beecher St that I am trying to off load here in the near future. I was excited when I got the house under contract because as long as a street Beecher is there are rehabs all up and down the street. The house I picked up is less than two blocks away from the Beltline which make it very attractive to flippers. Who is buying around the Beltline? Who is familiar with Beecher St? If you are flipping in Southwest Atlanta get you a house on Beecher St! Happy Flipping and Great Success

@Manolo I like how you think. Again "Go big or go home". Yeah this may end up being a in house project so if someone wants to take it off my hands sure if not the renovations being done. Next time I am in California , well LA you can expect to hear from me.

@Manolo Correct on the base charge its really only subject to decrease with subbed out work. Depends on the contractors the guy I work with write up that the price will not go over unless its a personal choice from the investor. Also we are working on a partnership with Home depot to receive deeper discounts on material so that more savings. Pretty confident that it will be 123 or lower.
