In most states you would need to give consideration (deposit) for a contract to be valid. The amount of the deposit could be as little as $1, but there usually must be something.

That is definitely thinking outside of the box (seat)! I guess it's just a matter of crunching the numbers to see what the ROI would be over the useful life of the stadium. Your risk is that the team, goes bad and people stop coming to games. Doesn't seem likely, but you never know.

Steve was awesome, I enjoy his approach and his humor. I have had the opportunity to speak with Chief Denney at a previous meeting and a friend of mine has met with him. He is the real deal, he has been very successful in the REO market. He uses club presentations to build his buyers list, but his deals are a good value. He did provide a ton of valuable information and, as he said, he is not looking to sell you some huge program.

First off – these shows are entertainment, not reality. I saw the show and the work could have been done for that amount of money. The cost of that pool was probably in the $30-35k range. That left $60-65k for everything else. That is feasible.

However, was the show reality or was it staged? In may of 2007, A&E’s Flip This House was exposed as a fraud. There were numerous posts here concerning that. The show was a set-up and the host was arrested on fraud charges for running an investment scam.

I'm saying why don't they use their marketing techniques (bandit signs, mailers, birddogs, etc).

When you are a real estate agent you have to follow rules regarding advertising. They vary by state, but most require disclosure that you are an agent. So a bandit sign or ad would have to state the name the real estate agency to be legal. That would drastically reduce the effectiveness of the sign or ad.

There are a lot of other disclosure requirements as well and it would be a very difficult way to do business.
