Since we are just getting our Twin Cities branch open right now, thanks for the contacts everyone! This market seems very different than our primary market in Dallas-Fort Worth, where wholesalers are blowing up every inbox. So my partner and I would love to chat with anyone with REI experience in the area.

Hey BP! I hope everyone had a great holiday!

We are a high volume, high quality, rehab-only remodeling company based in DFW. Our main focus is to make our clients the most money as quickly and efficiently as possible. We use mobile project management software to keep our clients up to date on all their projects with us, and work very hard to make sure that we become the last rehabber our clients ever need.

We don't have a comfort zone, so there is no project out of our reach. We do rent-ready polishes to 6-figure renovations with additions and major structural changes. We are fully turn-key, including design work. Single and Multi-Family welcome.

We typically do 8-10 rehabs simultaneously, but are comfortable at 12-15. Currently we have 7.

Dallas / Fort Worth is our primary market, although other areas are of interest to us as well. We will have a new branch open in Minneapolis / St. Paul in Q1 2018 and looking for other markets to dominate as well because our business is honed and replicable.

When we have an out of state investor, we typically do just about everything. From the pre-close walkthrough with the wholesaler or realtor, all the way to the repair amendment from the end buyer inspector. And to keep our clients, local and remote, up to date, we employ all of the available technology that makes sense, like our mobile project management software that works like a constantly updated website page for each project. We mainly use this because of the high volume we do, but it is instrumental in keeping remote investors up to date on all of their projects with us.

Take this with a grain of salt, but ours typically work out like this...in Texas mind you:

$10-15/sf for cosmetic rehabs

$20-30/sf for rehabs with some structural or MEP work

$50-75/sf for full gut rehabs

We are also hands free, if anyone needs to add a GC to their list. We take care of everything from the walkthrough, city paperwork (if needed), design, rehab execution, all the way to the inspection report repair list. We use a mobile project management software to keep our clients up to date on their projects. So everyone that has other duties or is not local, can see where their projects are at all times. And we have just started finding deals for our clients and running the numbers ourselves first to weed out more bogus deals. Check out our website, and follow us on instagram!

I'm regards to the itemized proposal, I would agree. We always itemize so adjustments can be easier made and for the sake of transparency. But in regards to the drawings and other paperwork, I would not work on that or provide it before a signed contract. It takes way too much time and there is some truth to the concept of taking your paperwork to get more bids. 

I'd say go with your gut. Some jobs are better turned down. Good luck!
