I'm assuming (bad habit @Kristi Moore) that if you have the property under contract, you can advertise it.

It's an ongoing debate whether you should have a buyer's list before getting properties under contract for wholesale, or find the deal first, then find buyers.

Finding deals first: People in this camp would say if you have a great deal, the buyers will come.

Buyer's first: In this camp people say it eliminates a lot of pressure when looking to get the property out of your hands quickly. In most cases, the seller is distressed and most likely needs the deal to close asap.

It comes down to preference and what you're most comfortable with but ultimately, WHATEVER WORKS for you.

Hey BP,

Investing implies risk, at least to some extent. But there are definitely ways we can reduce them.

Think back when you were starting out in REI. What do you wish you could have done differently to eliminate risks. Or what would you tell your younger self regarding what to look for in finding their niche (and reduce risks while doing so). Or maybe you wouldn't have changed anything at all because any mistakes you did make, if any, became a lesson in and of itself that you are now thankful for.

I'd like for seasoned pros and newbies alike to share their experiences in starting out REI and how you came to find your niches.

So tell me, what is your good, bad, and ugly?

Welcome to BP, from the short time I've been here on BP it's been a great experience and the wealth of knowledge here is unlike anything I've seen in other fields.

Being from La, CA myself I know how difficult it can be. There are always diamonds in your own backyard if you look hard enough but I also plan to invest out of state (eventually) so maybe we can work on something or talk shop sometime.

Hey Michelle,

Good of you to finally present yourself. I'm new myself and there is so much knowledge to be found here. Best advice I can think of for you would be, beware of paralysis of analysis and information overload. Try as much as possible to implement the knowledge you gain here! If you plan on attending any REI meetings let me know, it's nice to have a familiar face from the get go.
