I found a MH near my area and knew nothing about them. I searched BP for info on MH and @John Fedro came up several times. I sent a message asking if he'd look at some numbers for me. After several replies back and forth, I was given valuable info and kept me from making a big mistake. Needless to say, this was completely free and he was just being very helpful.
As for the program John has created, I have not purchased the program so I cannot say if it works or not. But John himself, at least has 200 posts and it would be pretty easy to see if he brings anything to the table or not by doing a bit of research here on BP. At least that, to some extent, provides transparency and accountability.
It would be nice however, to find some BP members with more than just 1 or 2 posts that have gone through the program for a review. Maybe we'll get some soon, if so, looking forward to it.

@Neil C. It seems you're in a better area than me regarding cash flow. SoCal is rough on cash flow opportunity. Looking forward to what other Southern Californians have to say.

@J Scott that's one thing I haven't heard much of. Taking more risks is certainly easier said than done and no one can blame you. Though that's quite a few deals missed out, there is some truth to "better safe than sorry". Maybe I'm lenient because up until now I would have settled for the conservative route. It will be nice to find that balance. Thanks for your candor.

@Lisa Phillips you make a great point. Here in SoCal it is undoubtedly tenant friendly. I've heard horror stories. I'm not sure any city in this area favors landlords but it's worth looking into for sure. Thanks for your input!

Basically the right time to buy is when the Price is Right. Meaning when the numbers work.

It's starting to rear it's ugly head. I just got an email with a "Join now, only 80 seats left for this webinar!" and "The 3 Catacysmic Shifts that will make 97% of REI Impotent in the next 12 months... and what to do about it."
He provides listings of different articles and Times Newspapers all pointing to Wall Street buying out all the homes making it impossible for REI to even get started.
Never heard of this guy until now, but to be fair I'm only a couple weeks into learning about REI.
