HI, typically gas lines do not need to be insulated, they do not sweat or need thermally protected unless required by code. Ask the gas company.

Excellent guidance, another hint to look that I have seen it few times is the addition with a step down from the house main floor or the detached addition flush with the ground, it need to be about 4 to 6 inches above ground to be a living space. This are the most noticeable, there are others like wiring size into the electrical sub panel or lack of water heater for a detached. Etc...

Erosion on corners, with a basement could take you to a very expensive foundation repairs, get gutters, find any water pounding near the building and make it drain away from the building. DO it now. in the north water freezes and expand, it will crack the foundation walls.
Common cracks in dry/ plaster walls, it will happen.
Galvanized pipes, the insurance will limit the coverage, make sure there are no big trees near the line and get it inspected with a camera, about cost about $300 to $400 depending the state for the inspection. Do not use liquid plumber, this will deteriorate the pipes even more.
Data plate missing , the unit is very old, 30 years is old but if it works have a tech service it at leas twice a year. it will be inefficient. think about the future resale.
Asbestos, as long as you don't touch it it's ok, if needed removed, then it can cost some money, ask a remediation company.

You have a good report, ask for a deep discount on your offer, it is hard to find a perfect property at a discount this is why they are selling, they do not want to deal with it.

Dmitriy Congrats on your desire to be more independent, First visit nachi.org, or ASHI, this are the best home inspector associations in the nation. you might not see many job posting for home inspectors because most of them are one man business. Once you get a license that you need per your state than you need to find your state or local trades association or club, kind of like a union but different, you are not required to belong to any of them. But it helps, then with in those groups you will find people hiring for inspectors. If you have no experience I recommend working with one of this groups. then you can go independent.

HI, If you are renting rooms individually short term or longer term, the mini split can be a very good choice. Now days you can get a mini split system with 5 or more heads ( one head per room ) and they are not that mini. It might cost more due to the equipment and pipes, this is called a ductless system. As far as directing your A/C ducts into the garage, this is a bad idea. By running air from the air-handler to the garage you will create a negative air flow inside the house. If you take air from inside the house then you have to replace that air, so it will come from all the leaks and every house have leaks. It will come from the hot Humid attic, crawl space, swage, windows, etc... with lots of humidity and your a/c will work harder. If you need one in the garage use a small mini or portable.

Like this story, I had a few to many clients that after I give them a report they back out of the deal, and I explain them that this report might sound worst that what actually is but my reports are very detail. Guys this is an excellent tool to negotiate a deals, this is a legal documents and once it is disclose the seller is liable because he has knowledge of the defect. Take advantage like Mrs. loveless did, good job..
