4 layers is a lot of layers, don't do it yourself it is hard work. Get some estimetes on good contractors and before hiring them ask for references and look at those or check with a local roofinf contractor asscociation in your area, this are ussually the most dependable ones.

I will look into the basement efflorenscence because it could be someting as simple as re routing the gutters down spout or maybe to much moisture outside the walls. About the termite or WDO get a exterminating company evaluate the property and have it treated , any ways it is a good idea to treated it for termite.

Hi BP community, i am looking at the idea of investing on a apt in the Galvestone area. I am aware of the risk of storm and flooding. How many BP'ers invest in this area? How many manage apt for short term rentals?
Are there any restrictions on the Galvestone area for short term rentals? Special Taxes?
I like to get some info on short term property managers as well.

Hi, A structural engineer will definitely help, the evidence of a fire in the attic is not an issue unless the wood is brittle, now those repairs in the foundation could be the issues to your cracks. the supporting post are ok. The walls look like cheap labor. For a cash cow, I think is ok but.... I will try to make it better. Good luck

HI interesting subject. I will first get with the zoning or building department of that particular city to find out if the zoning will let you increase the the amount of living space. There might be a limit of 3 family dwellings or type of buildings. Check with a good Inspector, either privet or city to get a opinion of codes like Electrical, Pluming, Sewage, fire, Etc... You might use a GC for this as well. from the little experience I have, if the property have being like this for a long time the city will be willing to work with you, in a way they missed this.
