HI, A inspector should get you a pretty good overview of how safe and sound the property is and what should be repair or replace, in Florida we provide some estimated in the report. Try using www.homewyse.com to estimate your repairs it is pretty good.

Hi @Collin Emerson Miller , a inspector will report on issues from his experience. Mostly code, structural or safety related issues that are present at the moment with out opening or dismantling the equipment. We do not report on cosmetics or what you should do to make better for resale. From the report if he finds something you might miss then you do your calculations and go from that. To help you calculate cost off some repairs take a look at this web site www.homewyse.com .I use it to estimate repair cost and is pretty good.

Hi, Texas spacially Dallas and Ft Worth is well known for slab cracks, and what you show is the right approach. Get good advice on how to prevent further issues. I remember in Dallas years ago they told me that you need to keep the ground around the house moisture or with plants to prevent the 110F plus days drying the ground to much .

Congrats Fernando, you will find excellent info here, also take some time and look videos from NACHI.ORG and learn on what kind of issues to look for when inspecting a home, but hire a inspector, always. Good luck and keep that passion.

Hi and yes, I have a pest control company for all my properties quarterly service, like mr Tope said, cheap insurance and Texas like in Florida you will have them sooner or later. About the inspection you can really know how much of a damage unless you open the walls. Good Luck
