Here is your best plan for creative finance:

1. Get some template agreements, Carleton Sheets on Ebay, it does not matter.

2. Go to your title company and learn how to buy on sub2, wraps, lease options, etc.

3. Get a RMLO reg mortg loan originator that understands notes and seller financing.

4. Get a lawyer that is a litigator and knows the judges.

4. Real Estate Transactions are LOCAL. 

5. I always think: What would a judges say if he-she saw this paperwork?

Here's the thing you got to go interview some brokers and on this form is knocking to give you great advice I don't think

There's two kinds of brokers that I know of, the first type is a 50-50 split and they pay for training and I like Keller Williams 

read their books on Amazon 

millionaire real estate investor, millionaire real estate agent, and shift are great books

There are other types of brokers that will cost very little per deal but you need to go find them 

small brokers that will charge a small amount of money or a flat fee per deal

The best place to start is your REIA president and ask him if you do get a license who's the best realtor broker to hang your license with if you're fixing and flipping

Many Guru courses or not Dodd Frank and Safe I compliant with seller financing lease options, etc

They can get you in a lot of hot water with federal regulations

Think of it like 

Are you doing services for others and not doing services for your own businesses?

If you're renting out of rental property for yourself you don't need a property management license

If you were doing a service for other people for a fee yes you do need a license

Traditionally if you want your first deal and get on the property with the rental income you get a duplex including one in probably 3% FHA

Non Traditionally you can learn about seller financing and creative financing and work with subject to existing financing, lease options, and wraparound mortgages when purchasing. You need a motivated seller, and the best lead for motivated sellers are expired listings because seller has already tried to sell traditionally with An agent

If you don't have money or credit you need to look at seller financing to be able to get a house for yourself and your family

I would look at Lease to Own or buying on a wrap

FHA is rolling out where they will pay the closing costs

Your first job should be to be able to improve your Phico score in one of the best ways to do that is Bank Round Robin
