The first thing you got to do is to get that particular buyer or tenant to an RMLO to take a look at his borrow ability for a mortgage soon
Then I'd get a CMA sales agent and a rental analysis property manager
Then do a 12 month lease w option

2. Go to your local REIA, hand out cards, ask what do you do? Trade cards.
