my ppt is just informational, interjected with real time internet searches for the average and their favorites.  This is interest earning on saving accounts, cds, stocks, their favorites, etc, etc, and REIs. REIs win every time.  not just in %, but in risk vs. stocks.

It is my understanding that it is 'acceptable' for a tenant to break their lease for 'health and safety reasons'.  This is sometime used and abused by tenant.  I find it to be a grey area and look forward to the experience and advice of the BP community.

Can you recommend a descent on line people finding / skip tracing service.

In an attempt to do some mini skip tracing, I subscribed to Instantcheckmate.com

My six month subscription is up tomorrow and I will not be renewing.  I found instantcheckmate.com better than nothing.  It could give me some info and was actually entertaining, but definitely fell short of my skip tracing needs.

I will miss it, but hope to replace it with something better.  I desire to do my own preliminary skip tracing.

Any recommendations or experiences you would like to share?

I have known of Private Money Goldmines with Private Lender approximately one year. During the past year, I have heard bad things, horror stories, and angry, frustrated people that have dealt with them.  They are a waste of time, money and resources.

As an "experienced beginner" I know that the first deal is hardest.  It does take time to learn a new skill. Once the new skill is firmly in your thoughts, it takes to implement that skill. Once the action begins, it takes time to improve.......

when I mentioned online payments, I was referring to a service that does that. (i.e. paylease.com or rentpayment.com)

Jay Sharpio suggested a bank program. 

The main thing is to keep them separated from your bank accounts.  The further the better. Sending money to checking (IMHO) scary and dangerous.
