In ohio you need a license to do things such as negotiate prices, represent buyers and sellers, and sign contracts, but my service is property scouting so finding properties (off market, etc) for investors as well as finding potential clients that are looking to buy and or sell that are looking for a realtor. My services are based off of flat rate fees meaning, for every lead I generate or deal an investor closes on I get a fee (not a percentage), and if I find someone needing a realtor and I referred them then I charge a flat rate fee as well.


 It's right there in Section 4735.01 of the ORC.


 There are a lot of wholesalers out there, yet the division does nothing regarding them. It's unfortunate.

There's a significant difference in due diligence between residential and commercial properties. Ensure you hire a commercial inspector. You should also arrange for some environmental tests. Is there a licensed broker involved in the deal? They would be a valuable resource. Are you buying with cash or financing? A lender will also have some due diligence requirements.

So from what I can tell, you concocted this whole thing to try and get something else set for your own housing. That is kind of your M.O., the whole schooze em on the internet thing. 

I'll be nice, I'll refrain from adding the links to your FBI file. Unless that is you'd like to attempt to lie some more. Then I just might make it my pet project of the week. Or month. Hell, maybe the year, who knows, I'm goofy like that.

I said its still not ok. Am tired of arguing with her, and getting this citations.  What will you guys do here. How will you handle this. 


 I would probably fire her and get a new property manager

In the same house there are rooms where people pay 600 to share with 2 others. The house is owned by a church, and there are waiting list.  I inherited a tenant who is a sex offender in one of my four units. He is often late, and I frequently receive notifications on my citizen app since it is close to where I live. I would not recommend making it a business model

 I would recommend using Rentometer and/or RentCast. Then verify those addresses on Google and ensure they are legitimate. It’s even better if you can talk to fellow investors in the area to get their input.
