The first place I would visit in the city Planning and Zoning department. 

Usually the seasoning period is 6 months - 1yr but I know there are lenders who only require 90 day seasoning. You have to call around.

Have you looked into taking a heloc out?

@Devin Scott how or where did you get your DD guidelines? I'm learning about this now to make the switch from SF to MHP.

Great for you @Account Closed, sounds like you are applying various strategies: OPM, house-hacking, and you have a plan to remove your GFs father. You are definitely on the path to many real estate successes, good luck!

Their seasoning was probably 6 months? 

Have you thought about (if possible) refi using a commercial loan to your LLC? That way you wouldn't have to put it back in your name.

What state is this property in, I have a mortgage broker in IN.
