Aside from the google search, what ways do you vet a potential partner? I read a post that one prospective partner wanted to run a background on his potential partner but was declined so... How do you vet your potential partner? If word of mouth, how do you find someone who knows of this person?

Hello @Alejandro Garcia I'm in OC but welcome! I too am researching my first deal. 

I'm looking to get a pre-approval and wondering if anyone went with any of the companies listed from the BP resources. If so, what was your experience?

Also with students, be aware that they typically do not take care of things so be sure to account for damages, make sure they have a guarantor and are you going to require renters insurance?

Agree with @Eric Black, pro forma numbers are typically inflated. Do your own due diligence - drive by the property, check the comps, determine what CapEx needs to be done, find out annual taxes and other operating expenses.
