What does that mean exactly. Yes, I know someone died. I need more info why the title is like that. In California on the title it'll say.

This is a very timely thread. I am looking at buying some as well. What I have noticed is The ones where you put the coins in are twice as much as the "regular" ones. Whirlpool, used to be a great brand, I am not sure what is best today. I see LGs all over the place. was just at costco on washington blvd and took pics of all they had. I can upload them if you want. I think I may just get the regular ones and change the tenants who want to use it an extra monthly fee. depending on the size of the load the machine holds I'd charge $2.50 to wash and $1:50 to dry. That way everytime someone uses it you are getting $4. But it really depends on how big the load is. I've been looking here. https://www.ajmadison.com/coin...

I would hire a title company to check and make sure that the title is free & clear with no liens and open up escrow so they can hold the money, then just have a lawyer write up a contract/promissory note for both of you to sign and then put that in escrow. BOOM. Hit me up if you have more questions.

Propstream sucks for skiptracing. See if you can't get title access buy offering business to a title company then you can look at the deeds. I also use truepeoplesearch. I've used skiptracers on fiverr too.

I think he does. I can't remember. it's pretty thorough, some of it might be a bit dated, but It'll definitely get you up and running. Take a contractor with you on your first few deals, actually a few contractors and you'll get the hang of it. it varies by city, state. out here (los angeles) I am OK if I do about $90 a square foot. It seems to always be a bit over, but better safe than sorry. if my numbers work at that price, I know they will look beautiful at a lower price. You have to find your number for your area. good luck.

Welcome. Yes, start listening to a ton of podcasts on wholesaling. take notes about how others started. If you don't have money, start making some and SAVE, SAVE, SAVE. If you do have some, then learn, learn, learn, learn and jump right in. Also, get that book -
