I have seen those also. I'd be curious to know if anybody has ever actually tried using one.
If I knew how to use them, I would.

Ever hear of Bitcoin?
Right. Let me know when you can use Bitcoin at the local Pub to buy a beer.
I see Bitcoin ATMs in the hood now. I was shocked when I saw the first one at a gas station in the hood. Won't be long before they pop up in the liquor stores in the hood. I am in L.A.
For those saying "NO", Covid has taught me one thing...Never say never. Things can turn how we never thought possible. I went into a bakery yesterday and they had a sign saying "no longer accepting cash." It's possible.

I got a call back from distressed seller. After doing research here is what I found.
She bought foreclosed property in Feb of THIS year. house had fire damage, she tore it down. Something happened, no wants out.
So now she is willing to sell the land. EXCELLENT NEIGHBORHOOD, the land is in-between two nice houses. 6200ft lot, old damaged house was 2100 sf it was a 3/2.comps in the area with a house on the land are from $850,000 - $1,4000.000 (this house is much bigger with a pool)
Here's why she is so motivated.
owes $718, 000 in hard money
owes $89,000 back taxes from 2016 to present
has two HERO liens on the property.
How could I make this work? A build in this area would probably cost about $350,000 - $400,000.
I was trying to wholesale it. But, was thinking maybe I could offer to JV with her.
I need suggestions and thoughts
Thanks
Post: How can I buy my sister out of our triplex?

My sister and I own a triplex in Inglewood. She wants out and my credit is finally good enough to own the property by myself. She has been the brains behind the operation. I'm assuming I need to refinance and then I can buy her out? Also, wondering if I could get a VA Loan? Not sure what to do. Any help would be appreciated.

@Johnson Lo I was wondering about this too, but at a recent seminar the speaker said this is not allowed in LA. So then I was thinking about how to get it to be allowed again? But, obviously don't know enough about it.
