not in Harris county, but wanted to thank you for your post. It is time consuming to put together the lists. I've been doing it out here in Los Angeles and it's a lot of work. I decided I needed to do it myself so I can see how it's done then pay for the leads, so I find your post interesting. It makes sense in the, if you want something done right, do it yourself, sense.

I have to go down to the courthouse and search on the computer. What do you have to do to get yours?

Do you all send letters to the attorneys too? Is it wise to only send letters to PRs without an attorney? Right now if I have the PRs address I send to them regardless of atty.

I knew when I had to let them know I am an agent, was just wondering if I should include both angles or sales pitches in my letter. Your replies have helped me see that one is enough and I will inform I'm an agent later.

I'm getting ready to mail out my first probate direct mail campaign. I am an agent,  but also want  to wholesale the properties. I'm using @sharonvornholt letter, customizing it a bit. My questions should  i  mention I'm a real estate agent and I could sell the house if they want to go that route too? Also, I won't be buying the house,  Sharon's letter she says "I will buy Your house, since I won't be doing that should I change it? What do whosalers say? Thanks

Hello Everyone,

I a new agent. A friend contacted me last night about a duplex she is interested in buying. I pulled the property on title pro 24/7 (don't have MLS access yet) and looked at the comps and I'm scheduled to talk to the sellers agent later today so my friend and I can schedule a time to go look at the property.

What to do next? How do I find out how much the propery is really worth so she doesn't over spend and how to find out what is wrong with it? Would love to help my friend get the best deal possible and not mess her up. Should I get an experienced agent to help me? Can I make any money, if so, how?
