Hi BP,
I have read the Beginner's Guide, The Definitive Guide to Real Estate Wholesaling and I've read through the sticky posts in this forum. I decided since I have no money I should start with wholesaling and as exit strategy. I'd eventually like to start flipping properties. Since I am short on cash, credit and experience, I'm looking for a mentor in the L.A. or Santa Monica areas to help with the experience part. Will Barnard wrote in The Truth About Wholesaling Thread

@Marcus Kennedy: when I get overwhelmed I like to break the tasks down into 15 minute intervals. I literally set a timer and I will do it, in your case, return calls for 15 minutes. Then do more if I want. If not, when the 15 is up, I go do something else and schedule a time to come back later and do another 15 minutes. Usually, I'm in a groove and rarely stop after 15 mins. It'll go for an hour. I like this because it falls in the 15 minutes a day is better than nothing category. Which is what happens when I'm really stressed and overwhelmed...I get nothing done.

Hi,
I found this site while doing some research. It looks AWESOME. Like the title says I'm a total newbie looking to flip houses. I've always wanted to do it and think it's something I'll really enjoy. Right now, all I have is determination, integrity, hard work ethic and a fire to succeed. I got some books from the library and have been reading those. Really excited and fearful. But, can't wait to post about my first deal.
My goals are to become financially independent through flipping. I have a background in computer programming, website design and social media marketing. I'm ready to move into a new career and want to start doing what I love and be my own boss.
