@Michael Hopkins I'm assuming zoning would allow for this. Agree that insurance seems low. As well as taxes, but I'm not in that area. Are you working with a realtor? Use an escalation clause in cases of multiple offers.

@Ivy Ford-Crafton what is your investment background? How is your team, as a team would be needed for this. What are some other comps? Seems too risky at this point. I'd pass going off just this information.

@Kyle Keller it would depend on your overall financial situation. Do you have enough reserves? What is your plan for using debt? Would those 2 payments make a difference in a particular investment or purchasing a new one? If you have any consumer debt, that would take priority in my book, then the 6 month back up plan, then looking at the most bang for the buck pertaining to my whole portfolio. Lots to think about! If you are refinancing, hopefully you already cut some years off your mortgage and can put this towards something else, or if you stretched it back out to 30 years, clearly paying it off early isnt the focus. I'd put it somewhere else.

Absolutely works. Also recommend reading the Go Giver. My company gives both these books to us when we start. Follow Larry's daily 9 to a t, and get the planner. Well worth the money.

@Shivam Kashan in today's society, people may have credit but very few people actually have down payments. For quality affordable rentals in most areas, there is a shortage. According to BP podcasts, this will continue to be the issue. Time to get some rentals!

@Andrew Schulz Get your foot in the door at an entry level job that either will get you the skills, experience, or has a ladder. Take what you can get and keep looking.
I was let go as a French teacher and was in the same boat after making $55,000 a year, summers off, nearly a master's degree, and full benefits. I ended up on a manufacturing line for $11/hr and pulling welfare. But I didnt stay there long. It was a step that was needed. Swallow your pride and get in the door somewhere.

@Darryl Jennings If financing is needed, they need a lender first. It's not fair to anyone involved, the buyer included, to be looking at houses they can't afford. If they aren't willing to get preapproved, that buyer...is only a looker. They should keep to open houses until they are ready.

@Todd Snyder The specifications change by area. Consider windows, closets, and the room should not be a pass through to another room. Windows may have size and height from floor requirements. Egress windows are an expensive install. Square footage can also be at play.
With basement remodels, have them fully waterproofed first! Mold will grow in absorbed moisture even in a "dry" basement.
