Keeping a house's temps too low may not be warm enough for an old house or areas of a house to recover from a cold spell in time for pipes to not freeze. Recommended to keep at 55 in areas that drop below 0.

@Reagen Natho We own a cleaning company and deal with a number of Air BNBs with turn down service. Reading this, I assume this lady had referrals for house keeping and not a turn down service. Those are hard to come by being part of hospitality and many house keepers, so to speak, go through quite a transition period to accommodate the needs needed for a turn down. In the future, be sure you screen and old hire people who are licensed and insured and come with a list of referrals. I would bet that lady DID have the keys on her or she wouldn't have shown up. Sounds like you got scammed. I would consider how I might get the word out that she isnt to be trusted, but that usually isn't good for business. Writing off the losses seems to be the best you've got going at this point. Silver lining, get someone qualified in there Nd your reviews will jump. Use that to boost marketing. I would also adapt your contract to address the switch out of products more clearly. Best of luck to you moving forward.

@Amy W. I would renew because she pays the late fee, but I would restructure how much time it would take you to get that payment from her. If she is one if those tenants who may be looking to buy in the near future, remind her she can use her rent to show a strong payment history. Maybe she will see more value in paying it one time because money doesn't seem to motivate her. I would also explore mandating autopay options after so many late payments.

@Young S. I am a realtor and am looking to get into investment properties myself. I am open up front when meeting people that we have similar interests. On a postitive note, realtors who want to work with investors are harder to find. On the negative, clients may suspect that I could "hide the list". Therefore, I let them know exactly what I am looking for upfront: area, neighborhood, price and type. My clients appreciate my openness. If I felt that my clients and I would be looking at the same properties, I would refer them to another realtor immediately as part of keeping their interests above mine. You have distrust with this individual already; find someone you can trust. Good luck!

@Wiley D'Spain You can be in your first year on year 1 or you can be 20 years in but doing your first for the 20th time because you haven't grown. If you go into it being the best you can be and showing great confidence, people will see you as a competent person and then may ask when you started. Use that as an advantage! They will be so impressed. Also, beginners have a passionate light that attracts people. Find the advantages for your position and use them. Best of luck to you.

My goals for 2019 in no particular order: 1. Purchase our first 3 rentals. 2. I just started in real estate in April so I've set a strong goal of 12 listings and 15 buyer side sales. 3. Quit my part-time job 4. Learn 30 new guitar songs 5. Read 30 business/real estate books 6. Attend as many games as possible for our 5 children. 7. Become Fire II certified 8. Be an amazing wife 9. increase my daily workout times 10. Continue being happy with every step of the journey

I have helped a friend with her Airbnb. She is struggling because there isn't much in the area that brings people in. If you're up for the work of it, sounds like a good plan.
