@Ashton Karp as a realtor, I will tell you not to over spend. You dont need anything real expensive. I had alot of problems with my Dell I bought 2 years ago. I wont be doing that again.

@Hobart King this is a difficult situation! Just wanted to point out that if you sell it to anyone but a cash buyer, it will still need to appraise for sale price.

@Kendal Lamb I'm sorry you're dealing with this. I can definitely relate. Of course, I resort to email as much as possible. I am lucky in that my husband is my assistant so I take most my phone calls on speaker phone so he can document/pull up files etc, that cools people down pretty well knowing there is more than one person in the room. I pep talk myself to respond as myself, not as them. Often I find myself absorbing someone else's negative energy and responding with anger and I'm a calm person. Even when I control myself and conduct myself the best possible way, I have a hard time shaking off anxiety when I'm not talking to them anymore. For people who are very difficult, stick to emails so you have a paper trail, some kind of barrier to their negative energy, and you can respond with forethought.

This is the hardest part! I am actually in the same position and currently don't have enough trust in my options so I'm altering my plan.

@Patrick McGrath. Really dig deep in the numbers. Gross profit is one measurement of profits. Also consider depreciation and appreciation. How would this fit in your portfolio? How might you be able to use this for future purchases? When will it need major repairs? How might those repairs affect your gameplan?

@Alex Palladino I'm so glad to hear you figured this out before you got yourself into something too soon. Get you personal finances in order first, then worry about down payment. Credit score will have worked itself out by then. Get a second job, sell what you dont need, and keep learning

@Nora Douglas digital signatures are recognized in court. How much do you think the courts could reward you? Is it work the drama, relationships, renter?

@Manzell Blakeley speaking from experience, removing plaster and lathe, be sure to budget in extra labor and haul away, and reinsulating. You will likely need to redo every door jam and all trim as sheet rock is considerably thinner than plaster and lathe. You would need to replace ceilings also. This will not easily keep with the integrity of the house. I would never do this on a rental. I did this for my personal home and hand routed new trim to match the original because we only did that in the worst rooms. We patched the plaster that could be saved and did a knock down plaster treatment on all new and old walls so they looked similar and it works well to camouflage patches. If you are not planning on taking this to the studs, do not remove it.
