Sorry for being blunt here, but if it's genius on the part of the tenant to instruct the landlord on how to do things, it is STUPID on the part of the landlord to follow those instructions. Seriously, you can get free advice from lots of places, but why take it from somebody where there is a clear conflict of interest, with good reason for self-gain?

I only say it's genius in that they could get away with that. You are right in asking "Who the **** would honestly fall for this" but sometimes good people get taken advantage of.

You definitely could (and should) charge the applicants to have their background checks done.

As screening is my business, I say buy reports on everyone lol! Seriously though, no reason to not have them pay the application fee and have the peace of mind, don't pay out of pocket for it though under any circumstances.

+1 on this for sure. Tenant screening can make or break you. One bad tenant can really put a damper on your cashflow, especially in states where it's near impossible to get rid of bad tenants.

Absolutely get another inspection imo, just to verify that the repairs were done and so that you can be sure that it was all on the up & up.

Need more details about the house though Brennan to know if it's a good deal or not.

I can tell you that I just bought a house in CA and it was had at 4.35% with only 5% down, so at 50% down you should be getting closer to 3.5% easily. Id say put down the minimum amount that works in the situation and use the extra money for something else.

I second this. It sets a precedent. We all are human and want to give people the benefit of the doubt but the longer you wait = the longer till you get paid.

My $.02 is that this pattern you notice with this tenant will continue, whether she is able to get it together this month or not. Do not accept partial payments, demand payment in full or send that quit notice.
