@Account Closed is right. Get a cheap dishwasher in there, and screen everyone with a fine toothed comb and you should have no problems.

@David Krulac Federal law under HUD does not permit different gender children to share a bedroom if older than 6 months old. So a single parent with 2 different gender children is not allowed to live in a 2 bedroom unit.

Wait, really? I can't imagine that being a real enforceable law. How on earth could they get away with saying a mother couldn't have two children in the same room, regardless of gender? I mean on what basis could they even say the gender matters? Do you have a source on this?

@George P. You'd be surprised how far some families will take it on a small item like that. Hopefully whoever cleaned the place is insured so they can deal with it.

I agree with Bill S. Screen them, almost guaranteed there is something in there to disqualify one of them.

Definitely use that magic eraser baby, things work wonders. Some sort of grease related cleaner and the ME should work fine.

Paying for the pool service is the cheapest option even though it seems more expensive. Many tenants simply will not maintain it, and getting them to consistently pay half the costs may be difficult.

Get a Canon T3, but honestly you dont need a dslr. Use your phone or a cheaper point and shoot camera.

How about that? Tax free income without renouncing your US Citizenship.. Maybe you can move out of Duluth, GA and enjoy the sun and the tax free capital gains as well as dividend pay outs blessed by the IRS after all
