I agree with you completely that you get what you pay for. I'm learning from talking to other people that your estimate is about right. Good feedback.
I'm happy with the SEO guy I hired, but can you suggest any SEO Firms?

It all depends on what you want done also. In reality, SEO (in terms of optimizing your pages) is only a small piece of the puzzle nowadays. To actually rank it's all about content marketing (inbound marketing). Any good SEO firm bundles this all together as you can't have one without the other, the days of tricking search engines with keyword stuffing and meta tags or private blog networks it gone. Only the sub $500 are offering that but Google is out in force penalizing people who use services like that.

I have been working with Gregerson Solutions for a long time and they have always done a great job on my account. They do web design as well as content marketing/SEM.

Post: "What Is Your Home Worth" website functionality?

I keep seeing agents who have a link to a "Find Out What Your Home Is Worth" section. When you put in your address it gives you a valuation of your home and more importantly if captures their email for later re-marketing. It basically is designed to add value while also bringing in elads.

My question though is "Where is everyone going to get this"? What company offers this service, the only one I found is guaranteedsale and they only allow 1 agent per region to use their service and my region is already claimed.

I've seen the work of countless people who charge less and most use outdated techniques that are dangerous to your site. Of course, that's why I haven't hired any of them either ;)

This is super important, there are so many people out there charging less than $500 but they are ALL 100% gargage, without exception. $2k a month is usually the floor for any real inbound marketing/seo campaigns. $500 a month will only buy you people who will use blackhat SEO strategies that will get you penalized or even de-indexed.

Infusionsoft is BY FAR the best CRM tool agents IMO. They have a real estate specific version and while it's $700 a month + $2k setup fee, it absolutely blows everything else out of the water as it's tailored specifically for real estate agents.

Here's an article from realgeek about it: http://www.realgeeks.com/blog/infusionsoft-marketing-real-estate-agents/

FULL DISCLOSURE: I own a digital tenant screening company.

Whatever you do, please go the full 9 yards and get not just a FICO on em but also eviction history, criminal history etc. In my industry it never surprises me how good someone can keep their credit while being a felon who is constantly being chased out of their residences.

I agree with everyone else, get rid of the bad tenant pronto before he chases away the good one.

While it would cost $900 to actually evict, usually once they get the notice that you are taking steps to evict them they will get their act together. No one wants an eviction on their record.
