The one who paid on time, because I keep the deposit if they mess the place up and I can't be late on my bills so I can't have someone a week late consistently, that's just plain disrespect. I don't care if you don't do your laundry or dishes but we better be square come the 1st.

@Robert Nunez Great tips! Definitely not fun dealing with parents who are themselves having to deal with teens who are living "on their own" for the first time lol. As a parent I don't blame them but wouldn't want to deal with that as as landlord.

Wow I never thought of using my VA benefit to buy a 4plex. I know they are real strict though in that they want you to be living in it. I don't suspect you could transfer it to the LLC but honestly I don't know and now I want to find out :)

+1 on the screening. [Full disclosure, I own a screening company], but screening is the best indicator of how your experience will be with any given tenant. Someone who didn't pay their bills yesterday won't pay them tomorrow, and someone with a criminal past is usually more trouble than they are worth. Screening is worth it's weight in gold and costs you nothing to do.

Most states require 48 hours notice before entering even for repairs.

I used to have a guy that did some general handyman stuff for my properties in a very bad neighborhood. Real big, white beard, real big pistol on his hip (open carry is legal in CA, YMMV). That shaped em up real quick and they shipped out!

Man you really need to be checking credit and criminal history etc. Without screening you are in for a world of hurt one of these days. It only takes that one a**hole tenant to ruin your cashflow for the year.

While this post may seem like a joke, I would actually second doing this. Literally just move them back onto his property in a fashion that makes it clear whats going on. Then when he asks say "Well you are ******** on my doorstep so why can't I **** on yours?" with the straightest face.

Its confrontational but I can guarantee the dog poop won't be an issue anymore. If this is in a low income neighborhood than don't do this but in the suburbs most neighbors will choose the path of least resistance and just not let their dog poop on your property anymore.
