If there is a serious structural problem in the basement, leave this one for a local investor with expert knowledge of structural issues.

@Jad Boudiab is a good realtor. He will find you another house without structural issues.

Bedroom requires window and closet and source of heat. There should be 2 egress paths, even if one of them is a window with a rope ladder.

@Axel Meierhoefer ... sorry, do not do Toledo. I feel I need to be no more than 30 minutes (preferably 15) from the property to provide a good level of service.

You state that you did not know the condition when they moved in. Is the property held in an LLC. Do you have lease? Do you have any documentation from the seller? What are the circumstances surrounding the move out? Was tenant current?
