@Julia Fair Hi Julia. I have seen both sides. With new and updated interior modern then all cabin type decore maintained. I have heard and experienced that guests want the cabin experience and to feel they are escaping from reality back to a time when life was simplier. I believe that if you have a mtn cabin guests want the mtn cabin experience. I do have one cabin with country western theme, one with bear theme, guests compliment the themes. On a side note. If (when) I have a condo or chalet in Gatlinburg I will deck it out modern all the way.

@Selena Walsh I mainly seem to find that guests who ask a zillion questions before their stay are never satisfied. The Local guest issue hasnt been that for me at all with Pigeon Forge Gatlinburg because with my cabins we have so many honeymooners. Locals who get married and stay in our cabins. I love it.

Thanks for your update. I have an appointment with them for the inspection and photo session. They are having issues getting in to the cabin coordinating times with their agents and with the booked schedule. I'm curious if they will continue to try and schedule it.  More bookings does sound like it may be worth the efforts. 

Will let you know when we get more into the process!

I agree with @Tim Schroeder Correction to above. 

(My shagbark cabin is a 2 bedroom 2.5 bath suites with a sleeper sofa. It is on both Airbnb and Homeaway. I actually get most of my winter bookings from airbnb (tend to be couples) and summer bookings (FROM HOMEAWAY) with larger families in the Summer. It's been interesting to watch.

VRBO and Homeaway are the same platforms. Have ya'll seen the HOMEtoGO commercials? Can you find your cabins on their webpage. It is supposed to feed from all the sites.

We currently have 2 LTR in Madison, AL - 2 LTR in South Huntsville, AL - 4 STR in Sevierville, TN (1 shagbark resort, 2 Clabo Mtn all Wears Valley) 1 in Sky Harbor, Actually 2 after Thursday.

@Jj Horst WE bought our 4 STR properties with 20% down using our 1031 exchange funds and stretching the funds as far as we could. Our 5th one we close on this week we bought for cash and plan to cash out refi after 2019 tax filing.

I love that we started with Out of State investing because if we had waited we would still be waiting. And now we are local and I get to walk around checking out local opportunities.
