Mike.... I have to share that your path is so similar to my husband and mine. So much so that we owned 2 Rentals in St George for 3 years and we also took an RV up to Seattle and Portland last Christmas to check out the areas for possible investments. Plus we lived in Lake Forest, CA for the last 15 years. 

Have you given any thought to the opposite coast. WE decided since I am originally from Huntsville, AL and have family here to move our investment funds over this way. We bought 4 Long Term rentals in Huntsville/ Madison and they rent really well. 

We also wanted to have a more aggressive income from rentals so researched multi family and ended up buying 4 Short Term Rentals in East TN. Vacation investment area Pigeon Forge/ Gatlinburg.

I have definitely heard of this. I'm not from the New Jersey area but we are looking at a mixed use property in our local town and want to do a similar thing. We know the upstairs is already set up nicely as a duplex with front and back entrances.  The downstairs is commercial and will rent easily or our kids an try there hand at running a shop. I think this sorta creative use of space is needed in alot of areas to revitalize older run down downtowns. 

@Loni Anderson I have had a few questions about SD IRA lately. WE decided to go a different path then that. So I don't really have much advice on it. But thanks so for reaching out.

I haven't been looking in Nashville but I do invest in Pigeon Forge/ Gatlinburg area. Currently under contract on 5th STR cabin. WE are also looking into multi family or commercial Lenoir City, Farragut, Knoxville. I'm also an agent here and can appreciate your offer. THANKS

HI @Roger Rojas My mom retired from Redstone Arsenal after being civilian military for over 40 years. I Love Huntsville/Madison/ Athens and have friends and family there. Feel free to reach out with questions. I currently have LTR there. Reach out to @John White. He is my go to for Dietrich Rentals who manages my homes there.  There are different gates for access to the base. I have 2 homes in S Huntsville down by the S gate. 

Some friends have places in Decatur and Athens also. 

@Nick Monge - Your in HI.. We used to go through Hickam airforce base to get to Kwajalein in the Marshall Islands. That's where I met my husband. My family was stationed out there from 86 to 90. 

Mora Clark If you haven't connected with a lender. The 4 properties I bought I used Willie Tucker. He is so nice and will not tell you something that is not true. He has always worked to get the best deal possible. I will PM you his info.  but he is online with Assurance Financial

Thanks @John White I was in town working with my Cabins and visiting other Investors  today and am just now seeing this sorry @Mathew Silva. Yes John and Carolyn are awesome and I have been with them now for I think 5 years. Never a complaint.
