Hi @Joe Sillaman, my idea was to self manage the vacation rentals and live in one of them (i.e. buy 4 and rent out 3). Beachfront 2/2, legal vacation rentals, within the 340k-400k price range. For Oahu, I looked at the Illikai but the prices were a little steep, but love the area. I didn't check out Turtle bay though and will definitely give that a look as we prefer to stay on Oahu. Now that we've finished construction and moved into the new house and rented out the old house, I realized the new house could bring in upwards of 6k a month in rent. We could downsize into a beachfront or resort 2/2 condo, manage other vacation units nearby and rent out our unit when we want to travel. The idea was to get us closer to retirement - renting and managing 2 houses (long-term) and 3 condos (short-term). With the right re-fi, we could put 25% down on the condos. Is that the level of equity you're talking about? And thanks very much for your valuable insights.

Aloha @Michael Borger - thanks very much for the info and I noticed your website on here. I'm a marketing professional in the solar PV industry and it'd be very fun to be able to market our own real estate projects. Do you happen to have any specifics you could share with me privately? I can convince my husband if he can see something real. Being new here, I'm not sure the best way to do that and totally fine if you'd rather not... but again, want to thank you for the tip!

Hi everyone, I'm Rhonda, newbie from Kailua, Hawaii. I haven't yet done a "deal" and want to make this first deal a success. Together with my husband, we just finished construction of a high-end home on our existing (high-end) home's property and created a CPR for the two SFHs. We have 71% debt to value and need to re-fi with cash out for our next deal or exit, and have had no luck with conventional financing due to the 2 homes. I'm interested in learning more about our re-fi options as well as investing in vacation condos on Maui and managing these for income while living in one the condos. I'm also interested in fix and flip. My husband doesn't believe fix and flip works in Hawaii, and he also has reservations about whether an investment in vacation rental condos would be profitable. He's open to it if I can provide real info on what people are able to do. I'm here to learn and pass on anything useful to my husband so we can both get behind a real plan. Any tips? Thank You!

I used Cozy.co for renter applications and screening tools. It was recommended by my daughter who's also a landlord here. Those services are free for landlords and applicants pay the fees for Background and Credit checks (you get to choose if you want one or both or none). They also offer a service for tenants to pay rent online which goes directly to your bank account, which I didn't try - but the application and screening tools worked out great, and it was free. It seemed to weed-out the non-serious applicants and we found our tenants within a couple days after showings and providing the link to interested applicants.
