@Sonny Vu Great point. My impression was - even if you have local S Corp in FL, since its pass through and we are CA resident, it will be taxed in CA no matter what.

Thanks @Peter Walther. However, thats not what I am looking for. You are correct in that there is no reciprocity between FL and CA. But we already are well on our way to get the FL broker license, we just need to pick the right business entity. I have figured this out since my last post. Closing the loop, in case anyone else needs information in future, would happy to help.

@Mukesh A. Based on what you have described, you should be able to demand full rent and start eviction. See details https://calmatters.org/housing...

Would also recommend working with a Realtor, they have access to legal hotline and can get more accurate information for you.

Hello BP fellow professionals,

We have been a boutique Real Estate brokerage in California for well over a decade. Due to various driving factors, we are in the process - at the final stages - to become a licensed Broker in Florida as well. Unfortunately there isn't a lot in terms of helpful documentation that I came across, would be grateful to the fellow community members.

Question - Whats the best entity or a way to hold Brokers license in Florida for an out of state Broker? We have a long standing California corporation as a business entity - ideally if we could use that as an out of state entity to hold the FL broker license. Will highly appreciate insights, guidance, pointers... looking from legal as well as tax point of view.

@Nandini Raj - We are local and used to live in 95120 as well. Couple of things are key 

1. If you have view fence, make sure it has wire screen (metal ones) at least 2 to 3 feet. 

2. Make sure either the screen is dug at least a foot below the ground with couple feet of bricks or tiles or pavers that prevent critters from digging under near the fence

3. Recently with wild fires and cities have become a lot better at cutting grass bordering the property, it used to be really bad before. but if they dont, you will have to ensure you cut the grass or any vegetation few feet from the property. If you do #2 I mentioned above, that will help ensure its taken care of permanently.

4. Even with screen on the fence you will get rats/mice, since they have learnt to climb now a days. Not much you can do. Just ensure you dont have anything readily accessible outside (food etc.) that they keep coming back on.

5. Either sign up with the pest control company or spray on your own for regular ants, spiders etc. otherwise it gets out of hand sometimes.
