Doubt you will see this in residential market - most people have received government help and in some cases more than what they would have made working. Commercial market - there is more chances of that happening than residential. But since there was SBA/government help even there, owners have been able to hold on to it and may be even made more money by showing losses than they would have otherwise. So all in all, there is a very less chances of seeing foreclosures.

Technically you can but see if it makes sense in the grand scheme of things. One of the things you should consider is, is your motivation to increase rent since they are month to month? if they sign a longer lease, may be keep the rent the same. There are expenses - usually higher that can offset any rent increase due to existing tenant moving out.

I actually meant Modular Prefab home sorry. There are some good posts here on BP on those. Fairly affordable and definitely better than a manufactured home.
