Some tenants may feel it’s unfair and doesn’t give them incentive to save since they get charged whether they use it or not. With climate change etc especially in dry areas like Bakersfield, it is best to install individual metering if you can. It will increase the resale value as well. This May not be just for profit, it’s also to be a good world citizen.

Would agree. Best to go with attorney route. If you have written permission from seller to represent you in the discussion as sellers authorized person to discuss on sellers behalf, it might be okay, you may save some money. But as mentioned, would be best to just have attorney draft and send the letters.

Agree with @Tyler Gibson. Lakeland in fact is one of the up and coming with ton of potential due to the proximity to the freeway and new manufacturing jobs coming there.

A reliable person on the ground is key, you will end up spending more in repairs then trying to save a few. A professional can provide value beyond just a short term value.

If tenants having been paying rent during this whole time, they are most likely not impacted by Covid. You can absolutely given them notice to vacate. They have to prove hardship due to covid in order to qualify. Would recommend first talking to them and figuring out the situation as most tenant/landlord for one off properties generally are more personal than an apartment complex. If they do claim covid impact, you can always withdraw or discuss further 1-1.
