@Sam Reddy - Once you get the permit approved, I believe the Zillow and others pick that up or you would have to claim your listing in all of the places and update it. They allow you to update/override as an owner.

@Matt Christensen - Have you tried looking on to Yelp or just google search? There are several factors in considering CPA - fees, testing their knowledge/experience etc. I would also recommend doing your own research on specific topics or situation that you have in mind - this will not only help look for the right expert but also evaluate them to see if they really know their trade. I personally would not limit it to local only, if you can find someone good remote, I would take it, as both good and reasonable CPAs are not easy to find.

@Ryan Kulver IF the asset is already paid for, you should be able to do cashout refi against it and use the money for whatever. Its not clear why you specifically want hard money.

@Lynette P. - Short answer is yes - landlord has to pay since tenant has paid their daily rent and right to stay in the unit. Best option would be to not get into situation where you have a dispute - if it means you have to shell out few hundred extra $, would recommend doing it. Dispute will not only drag it further but will be costly.

@Shawn Pacaoan - Do you trust the seller? If they are an agent/seller - they have access to legal hotline as a realtor and would have been able to handle this sooner. Do you have buyer side agent representing you in the transaction?

@Tyler Bolton and @Alex Briones - Was in the similar boat few months ago, after looking at TX, NC, IL and FL. After considering various factors long and hard, we decided on central/north FL (Orlando, Jacksonville and near by) areas. We think the potential is higher in FL so we are in the process of becoming local brokers in FL in few weeks. Happy to answer any questions on FL.

@Laurie Zavadil - Landlords are supposed to send you the statement/breakup of deductions - dont think actual receipts are required at that point, but you have right to demand it for sure. But if you do go to small claims court, they will have to produce those receipts, pictures and documentation of before and after. Also regular wear and tear for 3 years of tenancy will be taken into account as long as its not tenants fault, it is landlords responsibility. Usually its not either party's best interest to go through the court so these things are normally worked out before it reaches that point. But if you feel like they are not co-operative, certainly the next step is to go to small claims court. I would recommend you keep proof of all communication to them and if or if not they responded to your queries.
