@Antonio Sparapani You mentioned you were finishing up school soon, what would be your overall goal? Do you see yourself being more involved with this property after graduation, do you have aspirations with the money you could receive from selling it?

All advice is spot on here. The only additional "advice" I might offer would be from a management and appreciation standpoint. Most condo (not all) condo have limiting options for any type of management outside of the in house "Approved" vendor. Be sure to contact any HOA before getting past inspection objection. You cannot wait in this market to hear from an HOA to put an offer in. The house will be gone.
One condo I know of charges 50% of revenue and another the minimum fees makes it almost impossible to cash flow.
For the property to appreciate ideally think of SFH always first and then the lowest HOA's. The condos will appreciate but again the more limiting and "attached" a unit is the lower the appreciation. Hope this helps happy hunting! :)
Hi Jay, I fully agree with you. A SFH is always better from appreciation stand point, but it could be costly from maintenance perspective unless is it not in a HOA community so you can save the monthly dues for any future maintenance. Any areas to suggest?
Hello! yes i would like a copy as well.

Hello!
I have my personal home which I've househacked for 2 years, but i have recently moved out into my girlfriends home.
I have rented each room in my personal home on a separate leases.
My question is do i have to many any changes to make sure their isn't any issues with homestead, taxes, or etc since i no longer live in my personal home?
Thank you for your feedback.
