Need more info in order to analyze this deal. What about the utilities? Do the renters pay those? How about rehab money...does it need any rehab (roof, furnace, etc)?

It could be a good deal, just need some more info. Also, maybe ask if he'll finance some of the deal.

I'm a buy/hold guy in Wisconsin. I also flip once in a while if the numbers are right. I'd be happy to answer any questions you may have. Jeffrey has a lot of experience in Milwaukee, so he knows that area much better than I. However I have quite a bit of buy/hold knowledge in the southern part of Wisconsin. Welcome to BP!

This pleases me very much! I am so happy. Perhaps the offended people who don't know how to debate without name calling and telling on the teachers should call for an "enhanced patdown" for people who post too much here. The "post-ratio" (not to be confused with "post-racial") should be taken very seriously.

It's a shame that one or two people have ruined this area of BP. I used to enjoy it very much.

In regards to MMA...I've actually considered it. I know I'd get my butt kicked, but I would like to see how I hold my own. Mind you, I'm getting older, so it would have to be soon. Wonder what the wife would say...lol

I think most people in America got tired of the politicians who were liars. These politicians would run as a conservative, then govern as a progressive and visa versa. So the people wanted a clearer choice...a line was drawn.

The poeple still stuck in the middle are getting left behind. The country is ready to move left or right...with or without the ones in the middle.

I agree with Tim as well. In fact I just convinced on of my renters ($950/month) to go to a 6 month lease so that it is due up in the spring. I like renter #2 but she just doesn't have the income to support the rent. I would choose renter #3 but require a fully completed application...and I would take him up on his offer to provide tax returns and bank statements. I normally don't ask for that stuff, but since he's offering...

you guys are NUTS. It just drives me crazy when I see a smart, good looking, normal, happy and positive woman. My plan is to just keep calling her stupid with no evidence to back it up. Hopefully noone will catch on to the truth (that I love women, as long as they are miserable and submissive just as I am).

Since this is the "do it yourself" forum I'm assuming the OP is looking for DIY advice...and I forgot to address his electric question. I'm also not an electrician...and people should not attempt to do electric work without a license and proper training. Having said that, I can rewire a house that large for about $1500 with proper access. This becomes more expensive without proper access. Most permits can easily be obtained and inspections passed if you have a proper plan and can show that you know what you're doing. This will depend on individual areas, however.
