I don't own any rentals less than 80 years old. I look for straight floors and stable foundations and if the electric has been upgraded. If all that is a go, then the rest is easy. Plumbing breaks? Put in PEX. Wall cracked? Put in drywall or patch the plaster. Plaster takes a while to get use to when repairing, but it is hard as a rock and looks just as good as drywall when painted. Messed up floors? No problem! These houses come with original wood floors. I paint them with oil-based paint after ripping out the carpeting. These types of properties can definitely work!

It was pointless to keep debating this topic because it is obvious that nobody will change their mind. If you interpret things to the letter in one area of the Constitution you have to do the same in other areas or it is silly. Why not say she is stupid because of the color of her skin? What would be the difference? Also, please advise us of what the qualifications are for the position. Does she not qualify for them? How about Obama...was he qualified for his elected position?

You continue to follow FAR left wing tactics by name calling without backing up your claims. You have yet to make one good argument about how she is dumb, stupid, a moron, etc. You've called more names in this thread than most people do their entire adult life.

Your comment about "experts" is hysterical. This is because it mirrors comments by other left wing fringe people on this forum in the healthcare debate...after they lost the debate. Lose the debate, then claim that everyone else thinks they're experts. Another fruitless argument. To be clear, no one on here has claimed to be an expert. Are you an expert? Please advise so that we know in the future.

You asked the maximum price others would pay for this investment...In this market I would not pay more than $70k minus repairs to get it rented out. So maybe $60k or so based on the info that provided. If I could not get it for that amount, I would move on...there are a TON of properties for sale. I find the best deals out there, not ones that just cashflow.

Just my $0.02.

I believe our country spends the most money in education than any other country in the world...and yet the schools continue to fail us. Surely we should keep the dept of education and just put more money into it. If you disagree...you clearly want children to be dumb and die in the streets.

How much is your price for 1 kWh? Here in Germany I pay 0.22 Euro for each kWh. Household of 4 persons need approx 4,500 kWh per year = 990,00 Euro. What is your energy consumption?

Uwe, I will get more detailed when I have more time. but the price varies greatly from state to state here, but in Wisconsin it was $0.12/kilowatthour for 2009.

energy is plentiful and relatively clean/cheap here. Some may say wasting energy is bad, but it also saves/creates jobs (tongue in cheek). I put motion flood lights on all my properties. This keeps the houses illuminated, which translates into safety and less liability. They also do not come on during the day...so problem solved.
