The only time I turn the water off to one floor is when I have a leak on that floor. Who could go in there and run the water bill up. I'm sure there's a lock on the door

I put the click lock vinyl plank in my rentals kitchen last year. I love it. Had a water leak come down through the ceiling. Didn't hurt it at all. I'm currently installing it in the kitchen and bath of another rental.

I have click lock Traffic master LVP in the first floor of my triplex. Recently I had a water pipe break on the 3rd floor and the water made it's way through the floor and into the basement. Didn't do any damage to the floor though. They say Traffic master is water resistant. I'm about to install Tranquility LVP in another one of my units. The salesman say this one is waterproof

You have to live within a certain distance of the city (I don't remember his far it was) If you live further out, then you have to have a property manager

Put a No Trespassing sign in the window and take a picture of it in the window. You can take the sign down after that. The pic is to prove it was there in case there's a problem later. In Phila if the squatters don't leave, it's a legal battle to get them out. Proving the property was posted makes it a little easier on you

I have a 3 story triplex with asbestos shingles and they look fine painted. They're not a problem, as long as you don't disturb them

Personally I like the snap together vinyl planks better, especially if in a kitchen or bath. They say the floor doesn't need to perfect to use them. I put some in last year in a kitchen, but I did put new underpayment down. They're holding up nicely

carpets and probably some of the subfloor will need to go. Then you could try an ionizer

I always interpreted it to mean that for the first year you have 2 months security deposit. After the first year, you hold 1 month security and the second month turns into last months rent
