Very little exterior required. Labor only contract. Needs a bit of re-framing, then drywall to finish.

I've heard good things about the following. But they are PM's so I think at the end of the day you have to deal with a bit of trial and error. Four Star, House Helpers, All County, 8z. Not sure any of them works the Lakewood area though. Hope that helps.

I have no problem submitting 10 offers to get one done for my clients. I have a templated contract and basically just change the address and price. Like @Brian Garrett said, make some calls to agents and find one who is investor friendly.
