There asking $850,000
With a cap rate of 7.6 and they just sign earlier this year a another lease till 2029.
Is that a good cap for it

is Double Net in structure and Landlord is only responsible for roof and structural repairs while the tenant reimburses the landlord for the taxes, insurance and common area maintenance charges. The lease was recently extended by Dollar General in early 2019 for an additional 10 years and Dollar General still retains 2, five year options.

Just curious if any one has put metal roofing, led lighting, & any other green into SF or MF rentals?
Did it bring up the value of the property any?

Thanks for your input Kari but wow. You have judge me before you know me. If I was heartless like you think I could just say to all the tentants that you have 30 days to leave the property's & rehad the property's all at once & bring it all to market rent leave. Then those tentants could end up homeless like I am now so I appropriate everyone's opinion but don't Judge me before you know me

Well Brain that is why I put the question out there to get input from other investors & to learn more. And every one has had a good point to make. But starting out I need that positive for the mean while as I upgrade the property's. It's just not about the money it's about survival at this moment and getting the property's to where they need to be at.
