@Lauren Simmers  They would know who title is going to be and sometimes they have done a prelim on the property.  It should list if title insurance is eligible or not and the kind of deed.  Worth talking to them for sure.

@Wilson Lee  I don't love the population for sure.  Couple of questions.

1. How many lots are occupied?

2. Whats the plan to get out of those POHs?  At $300 THEY ARE losing MONEY on them...get out of that ASAP

3. How full is that other park?

@Brandon Allenczy  Really get your processes down and make sure you stay on top of local events that drive up prices (or use something like Wheelhouse to automate that for you.)  Also make sure you are also on VRBO/Homeaway etc as that can bring in nice bookings as well (typically longer)

@Lauren Simmers Get Title insurance and look through the title report for exceptions they have listed.  Should be an option with whoever the closing title company is to get title insurance.

@Margaret Bass  How many pads?  When you said owned, you mean Park owned homes or tenant owned homes?  What is the general market (state ) it is in?

@Michelle Chastain  For your first loan you will almost certainly have a recourse loan, i.e. they are loaning to you NOT the business...well both really.  Commercial are not easier in general.
