My worst one purchased a nice flip house with a partner, we easily Could have sold within a month and make 10,000 without even turning the power on or stepping foot on the property.
We renovated it pretty extensively held it for 3 years and sold it for a 15,000 loss! And obviously a heck of a lot of time we did all the work ourselves.

Green board is not always bad just be sure they are putting a product like schulter Kerdi over it before the ceramic...

I definitely favor ceramic over fiberglass showers, looks much nicer and lasts much longer cleans up nice no comparison. The material is inexpensive but labor is a bit pricey.

I just started with buildium it’s ok so far but my big concern it’s all cloud based which is good and bad, do I own that data are only own it if I keep paying? Not sure need to find out. I’m sure I could down load ? So I’m nervous that if I start to dislike the data is gone

I hesitantly went with going that direction having a company come in supply all new machines, there are 4 laundry rooms in the complex it’s a 50/50 split... wink wink probably more like 60/40. But it’s ok I didn’t have to purchase new equipment but am tied to a 3 year deal. After time is up I’ll most likely buy the equipment and do it myself.

I’ve got a one bedroom ranch house with a attached one car garage,newer furnace with central air. The house is small we’re taking living room, bedroom
Kitchen with a dining area laundry room and bathroom.
The only real issue is it does need a roof sooner then later (doesn’t leak but it needs it)
The rent is 475.00 but should go to 500.00
Taxes and insurance 2140.00
It’s in a package loan so hard to calculate payment.
With the proceeds I would simply pay down that package loan.
Selling price would be 25,000-30,000
Roofing cost approximately 6,500
Any opinions?

I’m not a negative person but.... enrollment at WIU is way down the university recently demolished one large dorm tower. I would imagine it’s a buyers market don’t over pay a friends parent just because it’s a friend.
