I think in some ways this is a question only you can answer. But you asked for opinions and so here is one more. I would stay in the apartment and buy a single family investment property. I recently did an FHA investment property loan, yes I needed 25% down. But the rate was very reasonable. Part of this comes down to lifestyle. You live in close proximity to work. Is it worth changing your location to invest? If you can find the type of property you are willing to live in close to the office? maybe the above isn't of help to you.

@Daryl Foot welcome to bigger pockets. I grew up in the lower mainland. That has always seemed like a tough market to start a rental portfolio. Moving to Houston was a complete change in thinking with regard to real estate. Although property has appreciated substantially in the past few years, that is definitly not the norm for this market. I'm a buy and hold investor. I manage a few properties as well. Would like to hear more about your goals and what specifically you are looking for.
@Cal Ewing What kind of systems have you used to keep on top of your rental properties at a distance?

@Mark Neiger Lots going on here. The property you mentioned that sold at a 5 cap 25% vacant. How many units is it? Whats the cap rate at a 10% vacancy? Were the rents below market when you were looking it?

With the time you have before moving to Houston you may be able to find investors that are looking to invest in property in a market like Houston. They may be a source for financing or partnering. You being in Houston brings something to that table that they may not already have.
