Hey Bp,
Found myself in a bit of a situation , I been hunting down lenders for the past couple weeks and finally found 2 lenders with favorable terms.
2nd lender came back to me with even better terms and most probably going to go with them . Lender 2 has no documentation on me and Lender did a phone questionnaire, so not committed to either .
How do I break it to lender 1 easily ?

I would think keeping the residential would have more favorable terms vs the commercial, especially if you bought it as your primary residence.
Maybe some other members can shed more info ?

Not sure how things are done in your area , but in NYC , if you call a plumber out to assess, it’s a trip charge . When I was running property for a large company , trip charges were always $125 minimum . My maintenance crew consist of 2 guys with a truck , tools , etc . There’s no way I’m going to any site for free look . Every company has to have a billable hourly rate .

Looking for a architect would be the first step . Once you have a set of approved plans , you can start bidding the job out to builders / contractors.

I’m no expert here , but I would say you need atleast 2 years of W2 income to qualify for the refinance.

Should be a quick turnover . I seen worse . I’d also recommend solid core doors . My crew would turn that over in 2-3 days .
Change out that top for some cheap import stone top . We literally get can get them here for $20-$25 per sq.ft
