I am here to lock it up, its going into foreclosure. I grabbed the contract and offered 100k less, and got it, Talk about timing. At that point I knew the universe was telling me, RE is my calling.  Well, 500 deals later, (about 15 in LI the rest in Cleveland ) there is nothing I have not done. Purchased various sheriff auctions, short sale, and just low balling.

I remain bullish in the city - there is a newly elected mayor that is looking to make some radical changes (the last mayor ended up going to jail and ruined any momentum the city had before he was elected).  There are several multi million dollar redevelopment projects (not affordable housing ones either) in the pipline that will change the city for the better also.

What's up BP ! 

I wanted to ask if anyone has worked with an investor friendly title agency / attorney in Central NJ (either Monmouth or Ocean counties). I recently had a few conversations and the ones I spoke to would not be a good fit. 

I am a buy and hold investor and also have wholesaled properties in the past. I am looking to wholesale a few off market deals in the near future as I am just starting to ramp up my marketing.

Few options:

1. I think if you find a specific deal run the numbers and present to her as if she was an investor (meaning you are buttoned up and air tight on numbers) that you wanted to partner with the deal on, and close her.... just like you did when you convinced her to marry you !! ๐Ÿ˜„

2. You can also find a local investor who had done a few more deals then you have, and isnโ€™t trying to sell you on anything .... to just tell their story / share successes.

3. Share worst case scenario (appraisal comes back low / have to shell out a few more bucks / market crashes) etc !

Many will doubt you, until you start proving them wrong!
