Agree with @Jarrod Covey - Bastrop is attractive with Tesla coming. Timing may be a bit premature for that, though, as it will take some time to build that factory and supplier ecosystem. Another new draw for SE Austin / Bastrop is the Circuit of the Americas, which just announced a new NASCAR race series and the creation of a water park and other entertainment. The already have Formula 1, MOTO GP, and a big outdoor amphitheater for concerts.

Local bank is probably your best bet. If they're not looking to sell the note on the secondary market, but rather hold it internally, they will have a lot more autonomy than a standard mortgage broker or a big bank. I have a connection at Prosperity Bank if you'd like an intro?

I like the idea of house hacking a second place in Austin. If you're going to live there, it opens up a lot more financing options for you, so you can get into more house with the cash you have on-hand. No signs that the appreciation train in Austin is going to slow down or stop.

@Aaron Gordy is right - you need to have an agent and/or builder look at the lot and run the numbers. A two-condo regime can be great, but if you have big trees in the wrong spots, you can get blocked by the city permitting process.

I had the same experience @aaron gordy - started looking at the coast, and wound up on Lake LBJ. VERY happy with that decision right now!

Agree 100% with everything that @Ryan Kelly has said, and would add that the Austin-San Antonio corridor is growing quickly and I like that additional fact for you. It's also a quick trip up 130 to the Airport and the future Tesla assembly ecosystem. Leander & Cedar Park are growing quickly, too, of course, but I'd say Kyle for you too. Good luck!

I'm an agent in Austin and I have a client with an Airstream. Ideally he would like to purchase a beach- or bay-front lot of his own and be allowed to drop utility hook-ups. I've spoken with zoning officials in Brazoria county (looking at Surfside Beach), and the cost to elevate a lot and the permitting process makes it unattractive. Anyone have suggestions for other locations or approaches? He's not interested in a slot in an RV park. Thanks!
